1. Who runs the Website

Using the Website is free of charge and does not require registration.

2. What the Website offers

Through the Website, we provide the following services free of charge:

• Information: articles, market news, links to market reports, and descriptions of our services and of property in Cyprus.
• Investment return calculator: a tool that estimates the possible return on a property investment from the values you enter.
• Contact form: sending us an inquiry or a request for a consultation.
• Direct contact: email, phone and WhatsApp links.
• Settings: choosing the language version and your cookie preferences.

The agreement for these services is concluded when you start using the Website and ends when you leave it; for the contact form, it ends once your inquiry has been sent. You can stop using the Website at any time.

3. Technical requirements

To use the Website, you need a device with internet access and an up-to-date web browser with JavaScript enabled. To receive a reply to an inquiry, you need an active email address or phone number. Some features, such as remembering your language, need cookies or your browser's local storage to be enabled.

Sending data over the internet carries general risks, such as malware or the interception of data. Use up-to-date antivirus software and keep your browser updated.

4. Rules of use

When using the Website, you agree:

Information about properties, prices, availability and payment terms comes largely from developers and sellers and may change at any time. It is not a binding offer; the final terms are set out in the purchase documents.

The investment return calculator shows illustrative estimates based on the values you enter and on historical market data. Its results are estimates only and do not guarantee any return. Property investments carry risk: values may fall, rental income may be lower than expected, and costs, taxes and exchange rates may change.

Information about tax and legal rules, such as VAT rates, reflects our understanding at the time of publication. Rules change, so confirm them with a lawyer or tax adviser before you make a decision.

6. Our consulting services

Sending an inquiry through the Website is free and does not commit you to anything. If you decide to use our consulting services, we agree the scope and terms of our cooperation with you individually, including any fees, before we start work. Those terms are governed by the agreement we conclude with you, not by these Terms of Service.

7. Copyright

The texts, photos, graphics, logo and layout of the Website are protected by copyright and belong to us or to their authors. You may view them and share links to the Website, but you may not copy, modify or distribute its content for commercial purposes without our written consent.

The names and logos of developers and other partners are their trademarks and are shown only to indicate our cooperation. Market reports linked from the Website belong to their publishers.

8. Links to other websites

The Website contains links to third-party websites, such as those of developers and publishers of market reports. We have no control over them and are not responsible for their content or for how they process data.

Nothing in these terms excludes or limits any liability that cannot be excluded or limited by law, including liability for intentional misconduct or gross negligence, or your rights as a consumer.

10. Complaints

If something on the Website does not work as it should, let us know by email or phone. Describe the problem and give us your contact details so that we can reply. We will respond within 14 days.

We process personal data as described in our Privacy Policy.

12. Changes to these terms

We may change these terms for important reasons, such as changes in the law, new Website features or technical changes. We will publish the new version on this page together with the date it takes effect. Inquiries sent before a change are handled under the terms in force when they were sent.

13. Governing law and disputes

These terms are governed by the law of the Republic of Cyprus. If you use the Website as a consumer, this does not deprive you of the protection of the mandatory consumer protection rules of the country where you live.

We will first try to resolve any dispute amicably. If that fails, the dispute will be decided by the competent court. As a consumer, you can also bring proceedings in the courts of the country where you live and use out-of-court consumer dispute resolution.
